From its outstanding natural beauty and diverse landscapes to its luxurious hospitality scene and affluent crowd, Montenegro stands as one of the most sought-after destinations on the planet and a prime location for real estate investment.
It may be one of the smallest countries in Europe—but it is bursting with opportunities. We look at the property market today—and why now is the time to acquire your own Montenegro property.
Location
Montenegro enjoys a prime location in southern Europe. It is the historical meeting point between East and West, with excellent connections in both directions. Its two international airports in Podgorica and Tivat offer fast and low-cost connections from most major European airports. London, for example, is only three hours away.
It also has two ports, a railway service to Belgrade and a ferry service to Bari in Italy. A central location and excellent transport links make it an accessible destination from just about anywhere.

Tourism
With its sweeping mountains and magical towns dotted along an Adriatic coastline, Montenegro is a tranquil paradise that more and more travellers are discovering. The country is one of the fastest-growing tourist destinations in the world, and industry revenue accounts for around a quarter of the country’s total GDP.
The country recently celebrated its best-ever month for tourism in August 2022, with a total of 207,659 visitors. It also saw just shy of 100,000 visitors in October 2022, representing an impressive 99.9% year-on-year increase.
The property market
The process of purchasing property in Montenegro is straightforward, and foreign buyers can buy and rent their acquisition under the same conditions as its citizens. This, combined with low tax rates, makes Montenegro a very attractive country for investment.
With tourists and investment piling in, Montenegro house prices are on a steep upward climb. The average price of a property increased by 20.5% in the year to December 2022.
Coastal regions such as Kotor and Tivat are particularly popular with those in the market for a second home. This area is also the destination of around 80% of all international visitors, making holiday rental investments here extremely lucrative.
