Looking for an attractive investment? It’s time to turn your attention to the Abu Dhabi property market.

At a time when major real estate markets around the world have been suffering corrections, investors are looking for safe havens to offer short and medium-term gains. One of those is the rapidly rising emirate of Abu Dhabi, where the market has been surging.

A booming market

According to data from the Department of Municipalities and Transport, prices in Abu Dhabi rose by 8.5% over the course of 2022. During the same period, the number of signed deals climbed by 27.2%. As the Emirate seeks to diversify its economy, the real estate sector is leading the charge.

In total, 2022 saw Abu Dhabi record 19,033 transactions worth a total of Dhs77.6bn ($21.13bn). The sector boasted 9,010 sales transactions worth Dhs23.5bn and 10,023 mortgage transactions worth Dhs54.1bn.

Top of the list was Yas Island, which had transactions worth Dhs4.2bn. Al Reem Island secured second place with Dhs3.4bn in transactions.

Saadiyat Island came in third at Dhs3.1bn, while Al Shamkha secured transactions worth Dhs2.1bn. Zayed City stood fifth with Dhs1bn in property transactions.

Time to invest in Yas Island

Yas Island is one of the top residential areas of Abu Dhabi with outstanding facilities and a host of local attractions. A mixture of modern and classical architecture has given the real state market a rich diversity with everything from small apartments to luxury properties bringing buyers to the market.

Attractions such as Yas Waterworld, Ferrari World, and Warner Bros World have made this a hotspot for tourists, meaning there are excellent opportunities for holiday rentals.

For shopping, meanwhile, there is the excellent Yas Mall, one of the largest shopping destinations in the country—as well as a wide range of high-end restaurants.

Yas Marina, meanwhile, is earning a reputation as a destination for the rich and famous. The now-iconic stands of the F1 circuit and sumptuous yachts in the marina provide a spectacular backdrop that is beginning to rival the likes of Monte Carlo in terms of luxury.

Prospects for the future

With prices continuing to rise quickly here, there is also plenty of scope for those looking for price appreciation. The emirate’s economy is growing thanks to plenty of government support. Buyers may also benefit from the UAE Golden Visa, which offers a fast-track route to permanent residency.

All this, plus the fact that major markets such as the U.S. are predicted to struggle, makes Abu Dhabi one of the hottest tickets for property development right now.

Built by the leading developer in Abu Dhabi, the Yas Golf Collection is a mixture of studio, one, two and three-bedroom apartments based in Yas Island. The project is in a prime location with close proximity to tourist attractions such as Yas Waterworld, Yas Mall, Warner Bros World and Ferrari World. Get in touch for more information.
