Average Rent in Cape Coral Florida Rises 26% in a Year

November data from rental platform, Zumper, reveals that the average rent in Cape Coral, Florida, has risen by 26% in a year.

Zumper is the largest privately owned rental platform in North America, receiving more than 178 million site visits every year.

Recent data from Zumper shows that, as of November 6 2022, the average rent for a 1-bedroom apartment in Cape Coral, Florida is $1,355/month. This is a 26% increase from the previous year, adding an extra $277 a month to the average rent price.

The average rent for a 2-bed apartment has jumped 17% year-on-year, rising by $287 to $1,950 per month. 3-beds rose by a more modest 3%, adding $75 to the average rent which now sits at $2,500.

Since last month, the average rent for a studio apartment in Cape Coral has increased by 8% to $1,300. The average rent for a 1-bedroom has risen by 4% to $1,355, and the rent for a 2-bedroom is now 3% higher at $1,950.

So which neighbourhoods in Cape Coral have the hottest rental markets?

The most expensive area is Mariner, where average rents are $1,775 and 31% higher than the city median. On the other end of the scale, the most affordable neighbourhood is Diplomat, where the average rent is $1,095 and is 19% lower than the city median.

Therefore, rent value differs considerably between the cheapest and most expensive neighbourhoods. (The median rent for 1-bedroom apartments in Mariner is 62% higher than in Diplomat.)

The most popular neighbourhood is Pelican, where Zumper has 389 listings. Naturally, Pelican is also one of the more expensive areas with an average rent of $1,720/month.

Zumper has a total of 1,218 apartments available to rent as of November. 3-bedroom apartments are the most common, with a total of 682 listings. Studio apartments are the least common, with a total of 6 listings available.

Cape Coral rent prices on Zumper have been climbing steadily since the platform first started recording data in 2015. With this, Cape Coral continues to stand out as an attractive rental investment opportunity.
