The prime real estate market in London has reached new heights with a record-breaking 161 properties worth more than £10 million or more sold in the past financial year. This surge in high-value transactions marks the biggest number since 2016 when Brexit concerns had discouraged the global affluent from investing in the UK’s “super-prime” market.

According to estate agent Knight Frank and data provider LonRes, the city saw an average of three sales of prime real estate per week, totalling an impressive £3.1 billion in sales and averaging at £19 million per transaction. This figure surpasses the previous year’s £2.5 billion spent on 144 properties.

Impact of Political Factors

The prestige of London’s global real estate market remains strong despite recent UK challenges, according to Paddy Dring, the global head of prime sales at Knight Frank.

However, sales in the super-prime market may decrease by 10% over the next year due to the possibility of the general election unseating the existing Government, combined and the Labour Party’s proposed removal of a tax loophole for non-domiciled individuals. These concerns are predicted to affect the decisions of the global elite and their advisors.

The Non-Domiciled Tax Status is causing concern as a report exposes that non-doms avoid paying over £3.2 billion in taxes on offshore income exceeding £10.9 billion yearly.

Opulent Properties and Desirable Locations

Last year, some noteworthy buyers made significant purchases of prime real estate in London. The Swiss billionaire Ernesto Bertarelli acquired an opulent 80-room mansion in Belgravia for a whopping £92 million. Meanwhile, Doğan Boyner, founder and chair of the Turkish e-commerce platform Hepsiburada.com, bought a six-bedroom mansion in Knightsbridge for £27 million. Kensington, Belgravia, and Mayfair topped the list of preferred locations for these high-value purchases, accounting for the greatest number of sales upwards of £10 million.

London’s luxury property market just got even more luxurious with the addition of two opulent residences. 2-8a Rutland Gate, a 45-room “private palace” with breathtaking views of Hyde Park, is now on the market for an astonishing £200 million. Another impressive property, The Holme, is a grand 40-bedroom villa nestled within the beautiful Regents Park.

The Future of London’s Prime Real Estate Market

Despite evolving tax policies and political landscape changes, the future of the prime London property market remains intriguing and will shape industry dynamics in the years to come.

However, as a leading capital with much to offer, London will no doubt remain a prestigious and vibrant destination for prime real estate investments.
