With its incredible weather, beautiful coastlines and humming hospitality scene, the Algarve draws visitors and expats from across the globe. Last year, it was named “Europe’s Leading Beach Destination” at the prestigious World Travel Awards and registered the most overnight stays in Portugal, a total of 19.1 million. The region is home to a number of resort towns, each with its own appeal. Albufeira, however, stands out thanks to its central location and unrivalled offering for tourists. We explore why Albufeira in Portugal is such a great place to own property.

Albufeira: The Tourism Capital of the Algarve

Located in the heart of the Algarve, Albufeira is one of the region’s largest and most popular resort towns. With activities to suit all ages, the area attracts couples, families and young people looking to enjoy some time in the sun.

As a highly sought-after holiday destination, Albufeira’s population of around 50,000 residents expands to more than 300,000 during the summer.

In addition, it boasts a strong community of expats; nearly 40% of those living in Albufeira are foreigners, according to Pordata.

Albufeira owes its popularity to its many glorious beaches, impressive hospitality scene and buzzing nightlife. It is only 30 minutes away from Faro International Airport, offering connections to 79 global destinations, which makes it highly accessible for visitors.

This combines to make Albufeira in Portugal an attractive location for not just a holiday, but also a second home or investment property.

Why Investors Love the Algarve Region

For decades, property investors from across the world have been landing on the Algarve. Around 80% of buyers in the region are from abroad—with demand focusing on second homes—according to Engel & Völkers Portugal.

The Algarve has long been a popular holiday destination for Brits and Europeans, but in recent years demand from the North American market has soared, fuelled by a strong dollar and climbing U.S. home prices.

With regular crowds of visitors and rental yields among some of the highest in Europe, the Algarve is a prime spot for those looking to generate a strong rental income from short-term lets.

Investors are also enticed by Portugal’s non-habitual tax regime. First introduced in 2009, the scheme entitles investors to significant tax savings during their first ten years in Portugal, including a 20% flat rate of income tax.

The Golden Visa program has also been a major draw for foreign property investors looking to secure residency in Portugal. Since 2012, more than 11,500 Golden Visas have been issued, and the majority of these have been driven by real estate investment. The program was scaled back in 2022, placing restrictions on buying property in Lisbon and Porto, but the Algarve remains a hotspot for Golden Visa investment. Foreign buyers are flooding into the region, keen to secure residency before the program closes.

One of Europe’s Fastest-Growing Markets

Capital appreciation is strong in the Algarve, and property prices have been rising steadily over the years. The Central Algarve recorded 16% annual price growth in 2022, the second-highest rate of any European market, according to Knight Frank. Meanwhile, prime prices have risen by a mighty 61% over the last decade, with a substantial 15% increase in the year to September 2022.

In Albufeira, property costs 3,172 €/m2 on average and prices have appreciated by 11.9% over the year to May 2023.

Whilst Albufeira doesn’t offer the lowest prices in the region, it is relatively affordable compared to other nearby resorts; for instance, prices stand at 3,793 €/m2 in Loulé and 3,585 €/m2 in Lagos.

The Algarve’s strong price growth has been driven by growing demand coupled with a shortage of stock. The number of homes for sale has fallen by as much as 89%, from 5,938 in 2005 to 632 residential units in 2022, according to the Portuguese National Statistics Office.

As one of Europe’s most established holiday resorts, Albufeira in Portugal benefits from strong and sustained demand for property. Moreover, with such a low supply of new homes for sale across the region—and the rise of the North American market—investors can expect excellent returns on their investments in the coming years.
